This program helps you rent anywhere of your choosing at just about any apartment community in your area — by submitting an application on your behalf under the management company's or landlord's corporate leasing option.
The corporate partner will submit your name as the official occupant that will be residing on the lease for 12 calendar months.

Because we are a corporate entity, property management companies charge corporations a higher application and admin fee. This is because corporations require more in-depth vetting than a regular individual renter.
There's also an upside: while a regular renter can only lease one unit, a corporation can lease and hold up to the maximum number of units permitted by FHA — typically up to 5% of the total units on a property. That expanded access is why the fees are higher.
Where does the money go? App and admin fees go directly to the property to secure your unit while they run our information for approval. Note: this does not necessarily hold the unit — some properties require an additional deposit to officially take the unit off the market.
Our service fee is equal to one month's rent (promotional rates and prorated rent excluded). This covers our work applying under our corporate account, managing the leasing process, and placing you as the official occupant on the lease.
Fee = 1 Month's RentNo — app and admin fees are non-refundable. Once you pay, those funds are immediately forwarded to the property management company. Even the property itself cannot refund them, and if you were to walk in and request a cancellation, the same applies.
You will have signed a waiver at the time of application acknowledging this, and our invoice also clearly states that app and admin fees are non-refundable. Please make your decision carefully before paying.
Non-RefundableWe won't know the deposit amount until after the application has been processed. The deposit is set entirely by the property owners (not the management company or staff) and can range from a small amount to one full month's rent.
Some properties require no large deposit at all; others may require more for corporate entities. We will communicate the deposit requirement as soon as it's confirmed.
Yes — we offer expedited processing for clients who need to move quickly. There are only two expedited slots available at any given time, and fees vary based on the property.

Limited Slots AvailableDon't worry — all listings we send are for property management companies where we are already approved. If it's a property we don't yet have a client at, we are required to formally apply as a formality — but this is just a standard step every property requires.

Approvals Guaranteed (Network Properties)Our corporate credentials could be excellent, but property owners have the right to set their own criteria — and they do. They own the property and can require specific things from corporate entities regardless of our track record.
Also worth noting: corporate credit is fundamentally different from personal credit. There's no FICO score — it's graded on different scales. We could be approved at a very expensive property with no deposit, then be denied at a less expensive one because we have one too many or too few leases under our umbrella with that management group. Every property is unique.
If a property accepts corporate leases, yes — we can reach out to them and explore the option. However, if a property is not already on our approved list, we cannot guarantee approval in the event of a denial.
Properties on our established list come with our approval guarantee. Off-list properties are handled on a best-effort, no-guarantee basis.
Guarantee applies to network properties onlyNo. The lease is held under the company name — we are the ones who sign it. At renewal time, we would need to sign the new lease again. You are listed as the official occupant, not the leaseholder.
Any changes to the lease — unit number, floor plan, updated terms — must be signed by an officer of the company. There will be a lease renewal fee for the new rental rate, which is your responsibility to pay to us in order for the renewal lease to be signed.
Renewal Fee AppliesIt depends on the property manager and when the application is submitted. Because property staff are not paid commission on corporate leases, they may take their time processing. We follow up consistently and respectfully to keep your file moving.
Most clients are placed within 2–3 weeks of submitting. Expedited processing is available if you need to move faster — ask about our expedited slots.
It depends entirely on the nature of the conviction and when it occurred:
Physical harm convictions within the last 5–6 years carry a risk of denial. If this applies to you, it is critical that you inform your Relocation Specialist immediately so we can advise you properly.
Convictions older than 7 years — the property is generally not going to look that far back into your history.
Non-violent offenses are typically not a concern for the property at all.
If there is a physical harm conviction, there may be other options available on a case-by-case basis. Always disclose your situation upfront.
