Can I rent an apartment without a W2 if I'm self-employed?
Yes, through corporate leasing. When Luxe Corporate Living submits your rental application, the property screens our business entity — Kralc Investment Group LLC. Our company's financials, credit, and lease history are what they evaluate. Your W2 status, tax classification, and employment type are never requested in the corporate application process.
I have bad credit AND I'm self-employed. Can you still help me?
Yes. Both issues are resolved by the same corporate lease structure. The property never pulls your personal credit report, and they never ask for your employment classification. The only personal threshold is income: you need to show earnings of at least 2.5× the monthly rent through any combination of the accepted documentation types. Beyond that, our business is the applicant.
I had an eviction from a previous rental. Does that disqualify me?
No. Your personal eviction history does not appear in a corporate lease application. The property runs screening on Kralc Investment Group LLC — not on you personally. We have placed self-employed clients with multiple open evictions, including recent filings within the past 6 months.
My income is variable — it's high some months and lower others. Is that a problem?
We look at your average over the documentation period, not a single month's snapshot. If your bank statements show an average of 2.5× or more of the target rent over the past 3–6 months, you meet the income threshold. Seasonality and variable income patterns are common for self-employed earners and factored into how we present your financial profile.
How is this different from a co-signer or lease guarantee service?
A co-signer adds a second personal applicant — which still requires your personal record to go through screening. A lease guarantee service like Leap or TheGuarantors backs your personal application but doesn't remove your credit or eviction history from the process. Corporate leasing replaces the applicant entirely. Kralc Investment Group LLC is the primary tenant of record. Your personal background is never queried or submitted.
