Why are the application and admin fees higher than a normal apartment application?
Because the applicant is a corporation, not an individual. Property management companies charge corporate entities more to apply because corporate accounts require deeper vetting — a corporation can lease multiple units at a property (typically up to about 5% of total units), while an individual renter can only lease one. Both fees go directly to the property to process our corporate file. Some properties require an additional deposit to actually hold a unit off the market.
What if I don't get approved?
Every listing we send is for a property management company where we are already approved, and approvals at listed properties are guaranteed. If a property is new to us, we complete their corporate application as a formality.
Can you apply at a property that isn't on your list?
If the property accepts corporate leases, yes — we contact them first to verify requirements. However, our approval guarantee applies only to properties on the list we provide; for off-list properties a denial is possible and the guarantee does not apply.
I have a criminal conviction. Will I be denied?
It depends on the type and age of the conviction. Convictions involving physical harm to a person within roughly the last 5–7 years carry real risk of denial — if this applies to you, tell your Relocation Specialist immediately so your file is handled correctly; these are reviewed case by case. Convictions older than about 7 years are generally outside what properties review, and most non-violent offenses are not a concern in this process.
Can I get a refund on the application and admin fees?
No. Those funds are sent directly to the property management company and cannot be recovered — even by us. You sign a waiver acknowledging this before paying, and it is stated on your invoice. Please decide carefully before making payment.
How long does the process take?
Pre-qualification takes about 60 seconds with a decision within one business day. Property-side processing depends on the property manager — leasing staff aren't commissioned on corporate leases, so they can take longer than usual; we follow up persistently on your behalf. Most placements complete within one to three weeks.
How much will the security deposit be?
We don't know until after the application is processed. The deposit for corporate tenants is set by the property owners — not the management company or office staff — and varies widely: it could be minimal, $500, or a full month's rent. Each ownership group sets its own corporate criteria.
Why doesn't your corporate credit eliminate the deposit?
Because owners set their own requirements. Corporate credit also works differently than personal credit — there's no FICO score, and each management company weighs different criteria, even how many leases we hold with them. We can be approved with no deposit at an expensive property and asked for one at a cheaper property.
What is your service fee?
One month's rent (promotional and prorated rent excluded), due at lease signing. This is our fee for taking on 12 months of contractual liability for your lease. See our full cost breakdown for every fee in the program.
When my 12-month lease ends, will the property renew it directly with me?
No. The lease is in our company's name — Kralc Investment Group LLC — so renewal leases, unit transfers, floor plan changes, or any updates to lease terms must be signed by an officer of Kralc Investment Group LLC. A lease renewal fee at the new rental rate applies and is your responsibility before the renewal is signed.
Can I pay to expedite my file?
Yes — we maintain two expedited slots at a time, and the fee varies by property. If you're in urgent need, ask your Relocation Specialist about current availability.
